Reservations: Please send the deposit for the figure in the calendar. If your stay is longer than one week please include the required amount for additional periods. If the holiday starts within 8 weeks please send the full amount due with the booking request. Please email or telephone first to check availability.
Cancellation: In the event of any cancellation to your reservation please note that deposits are not refundable less than 8 weeks prior to your arrival date unless another reservation can be obtained.
Arrival and Departure: Unless special arrangements have been agreed the property is available from 3pm of day of arrival and must be vacated by 10am on day of departure.
Rental Charges: The balance of the holiday charge should be sent at least 8 weeks prior to the start date.
Number of Occupants: The number of occupants must not exceed the names given on your booking form. No variation is allowed without the owners consent.
Tenancy: The tenancy is a holiday tenancy pursuant with Section 5 of the First Schedule Housing Act 1985.
Access: We reserve the right of access to the property at any reasonable time during your stay: or at any time in the event of an emergency. Please note this would only be expected If you ask us to investigate something relating to the property.
Smoking: The property is non-smoking. Smoke detectors are in place and should not be removed.
Pets: Your family pet is welcome. However please keep them off all furniture and exercise them outside the premises. Please advise on booking if you intend to bring pets.
Heating: During the summer May- October all heating is included. Between November and April £10.00 per week will be charged in addition to the weekly standard rental.
Breakages and Damages: All breakages and damage must be reported and paid for with any items found missing. Guests may be invoiced separately and payment to be paid within 7 days of receiving the invoice.
Cleaning: On departure the property should be left clean and tidy. A relevant charge, after your departure, will be made if deemed necessary. The rental charge covers a weekly clean, fresh towels and bed linen but not washing up!
Garden: While guests are welcome to walk round the wider garden outside the cottage’s patio area, please note the owner, who will welcome you, may well be working in the garden and the friendly resident dog and cat may also be outside.
